Financing
Before we look at any homes, the first task is to secure financing. Purchasing a home can be a very emotional experience. Before looking at potential new homes, you need to know the dollar amount you qualify for. Looking at homes and creating a possible emotional attachment without knowing whether you are eligible for the home may lead to disappointment.
In the best interest of all parties involved, getting a pre-qualification from a respectable lender before looking at homes is best. All offers are given with proof of financing. Without it, offers will not be entertained. You are free to use any lender you desire. We vet many lenders to make sure they meet the standards we expect for our clients. We will gladly give you our recommendations if you do not have an existing lender and want more information.
Search
Once the qualifying price amount is known, it is time to start your search. Your agent will search for the Multiple Listing Service (MLS) to find the currently available homes that meet your criteria. In addition, your agent will set up a portal on our website that will update you whenever any new homes come on the market within your criteria. We strongly advise you only to use the search portal on our website to look for potential properties. Our search portal is the latest in technology and is updated every few minutes to ensure you only have the most up-to-date information. You and your agent will view the homes you feel may be an option for you. All parties that are to be in the decision-making process and/or that will be on the Title of the home are to be present at all showings.
Negotiation
Once a home is identified, an offer is presented. Your agent will advise you on the current market conditions and acceptable parameters to submit an offer. The negotiation of the pricing, time parameters, contingencies, disclosures, inspections, appraisals, funding, legal protections, and more will be handled by your agent so that it is a stress-free process for you.
